This building was abandoned after completion of only the structure by the first developer due to lack of funds. The uncompleted building was left vacant for a considerable period before a new developer acquired it to complete the construction. The newly appointed local consultants then proceeded to perform a complete structural analysis and redesign of the building to accommodate the change of use as well as comply with the current building code.

The new consultants determined that most of the structural elements on the 4th to the 18th floor need to be strengthened as its original design capacity had deteriorated substantially due to advanced carbonation and corrosion.

Apart from structural deterioration, the change of use entailed heavier loading requirements which resulted in certain structural elements being heavily deficient in structural capacity. The TYFO® SCH 11UPN and TYFO® 7UPN were proposed and the total quantities of materials used was over 2700m2 which were applied onto beams, columns, slabs and shear walls.

As typical local private sector projects in China, the project schedule was extremely demanding and the strengthening scope of the project was only given less than 3 weeks to complete. Anyhow, the project was successfully completed ahead of schedule due to the ease and the speed of installing TYFO® materials.
